There are two main categories of property development finance available:
- Full Doc Property Development Finance: This is by far the common form of property development finance typically offered through large financial institutions such as banks. In order to qualify, developers must show proof of pre-sales as well as provide a full disclosure of their tax and financial history going back a few years. Full doc financing allows for a maximum loan amount of up to 85% LVR against the total construction costs and also limited to 70% against the project’s gross realisable value (GRV).
- Low Doc Property Development Finance: Low doc finance is offered by private non-bank lenders and it has the significant advantage of typically not requiring full financials or pre-sales from the developer. With a maximum loan amount of up to 70% of the project’s GRV, low doc financing is a good option for construction funding.
